| Boiler Heating Systems- Annual Boiler Inspection/ Tuneup |
Perform a 21 point residential boiler inspection and tuneup to assure long term, proper, and safe boiler operation. Annual inspection/ tuneups can reduce or eliminate future major maintenance costs. Inspection/ tuneups include the testing of, and a written report about, the condition of the pressure regulating, burner, exhaust, and circulation systems. They also include pump oiling as needed, and boiler controls adjustments as needed. |

| Boiler Heating Systems-Boiler-Freezeproofing |
Convert a residential hot-water boiler heating system from a Freeze-Susceptable-Boiler-System into a Freezeproofed-Boiler-System using an anti-freeze/ water heat-transfer-medium. Replace the old water heat-transfer medium with an anti-freeze/ water solution as the heat-transfer medium. This assumes the following about the boiler heating system:
- The system is piped using single loop zones (which is most typical).
- The system has a speed-air purge valve setup on each zone (which is most typical).
- That the system has a working code compliant auto-water-feeder pressure-regulating system (which is most typical, and which is critical for proper and safe boiler system operation).
Multi-loop zone systems and others to be bid on a per system basis.
Boiler-Freezeproofing is not recommended for hot-water boiler systems with any unresolved water-loss maintenance issues. If your hot-water boiler system is losing water, this is a serious maintenance issue and will lead to the failure of your boiler (and need for a replacement) if not promptly resolved. |

Old Style Delta Shower Valve Rebuild Costs |

Older Delta shower faucets manufactured in
1993 or earlier, can usually be repaired and rebuilt, but due
to the extra parts and labor required to rebuild such older valves,
we normally charge an additional $85.00 above the regular rebuild
price for such rebuilds. Such models can be identified by one
of the following four traits:
- A single handle valve with a handle that tilts
away from the wall to adjust flow strength, and rotates left
or right to adjust temperature. This is a 600 series valve.
- A single handle valve with a handle that does
not tilt, but only rotates, and where the screws holding down
the main large trim plate are located in the 5 o'clock and the
7 o'clock positions around the main handle. This is a 1600 series
valve.
- A single handle style valve, but with a separate
smaller dial or lever for temperature adjustment. If the temperature
dial is either black or gray, then this is an older 1500 series
valve. (If the temperature adjuster has a non-plastic finish,
then it is a newer 1700 series valve.)
- A two handle Delta shower valve.

from brass to pot-metal. Such faucets can usually only be sawed
of with a grinding tool in order to be removed. This "faucet
sawing" process is a difficult and dirty process. Our faucet

Sewer snake cleanout replacement

Our standard mainline
sewer snake charge covers the opening of a properly installed
operable cleanout plug, and then the removal of any roots or
obstructions within 100' of that cleanout, in an otherwise fully
open and properly pitched sewer line. Most sewers do not exceed
100' in length. If the cleanout plug is inoperable and requires
replacement, there will be a $49 cleanout plug replacement charge.
Should there be no properly installed cleanout plug, then an
additional charge will probably apply for the installation of
a new cleanout tee and plug, or for the removal and replacement
of a toilet as required to snake the line. Should it be found
that the sewer line has closed due to collapse, then in addition to initial snaking charges, sewer replacement charges may also apply. See Sewer Replacement charges above. |
