Boiler Heating Systems-Boiler-Freezeproofing

Convert a residential hot-water boiler heating system from a Freeze-Susceptable-Boiler-System into a Freezeproofed-Boiler-System using an anti-freeze/ water heat-transfer-medium. Replace the old water heat-transfer medium with an anti-freeze/ water solution as the heat-transfer medium. This assumes the following about the boiler heating system:

  1. The system is piped using single loop zones (which is most typical).
  2. The system has a speed-air purge valve setup on each zone (which is most typical).
  3. That the system has a working code compliant auto-water-feeder pressure-regulating system (which is most typical, and which is critical for proper and safe boiler system operation).

Multi-loop zone systems and others to be bid on a per system basis.

Boiler-Freezeproofing is not recommended for hot-water boiler systems with any unresolved water-loss maintenance issues. If your hot-water boiler system is losing water, this is a serious maintenance issue and will lead to the failure of your boiler (and need for a replacement) if not promptly resolved.

Floor Drain Snaking Floor drain backups can be caused by many factors. If the floor drain is the lowest drain in the house, and running other fixtures is causing it to back up, then this is probably a sign of a Main Line Blockage. If this seems to be your problem, then for rates, see Drain Snaking (mainline) above. Unfortunately, some older cast iron floor drains are not built so that they can be easily snaked. For older cast iron floor drains, there are several different configurations. (The traps on some cast iron floor drains have such in their elbows that a proper snake cannot make the turns.) Winterization Includes an individual compressed air purge of each water distribution water line. Includes application of antifreeze in each drain trap. The labor prices are above are offered for a single job only. To calculate your multiple job discount, deduct $15 per additional job after the first job. Prices are for locations within 15 miles of the Ann Arbor city limits. For jobs outside of this area, add $3/ driving mile beyond 15 miles. These prices are for work to be performed Monday - Friday, 9:00 AM - 5:00 PM.
 

Fixture Prices:

These prices are calculated assuming that the homeowner provides the fixture at the site for installation. Old Style Delta Shower Valve Rebuild Costs

Older Delta shower faucets manufactured in 1993 or earlier, can usually be repaired and rebuilt, but due to the extra parts and labor required to rebuild such older valves, we normally charge an additional $85.00 above the regular rebuild price for such rebuilds. Such models can be identified by one of the following four traits:

  1. A single handle valve with a handle that tilts away from the wall to adjust flow strength, and rotates left or right to adjust temperature. This is a 600 series valve.
  2. A single handle valve with a handle that does not tilt, but only rotates, and where the screws holding down the main large trim plate are located in the 5 o'clock and the 7 o'clock positions around the main handle. This is a 1600 series valve.
  3. A single handle style valve, but with a separate smaller dial or lever for temperature adjustment. If the temperature dial is either black or gray, then this is an older 1500 series valve. (If the temperature adjuster has a non-plastic finish, then it is a newer 1700 series valve.)
  4. A two handle Delta shower valve.

Faucet sawing add-on charge
In recent years, some faucet manufacturers have downgraded their faucet components from brass to pot-metal. Such faucets can usually only be sawed of with a grinding tool in order to be removed. This "faucet sawing" process is a difficult and dirty process. Our faucet sawing charge is $148, which includes cleanup. $148.00

Sewer snake cleanout replacement charge

Our standard mainline sewer snake charge covers two things:

  1. The opening of a properly installed, standard basement cleanout plug that is still operable.
  2. The removal of any roots or normal obstructions within 100 of that cleanout, in a properly pitched sewer line.

The most typical (standard) cleanout plug is located within 2 of the basement floor on a vertical pipe. Most sewers do not exceed 100 in length. If the cleanout plug is inoperable due to being corroded in place and requires replacement, there will be a $49 cleanout plug replacement charge. Should there be no properly installed or standard cleanout plug, then an additional charge will probably apply, either for the installation of a new cleanout tee and plug, or for the removal and replacement of a toilet (snaking may have to be done through the toilet drain) as may be required to snake the line. Should it be found that the sewer line has closed due to collapse, then in addition to initial snaking charges, sewer replacement charges may also apply. Outdoor cleanouts may qualify as a suitable cleanout. See Sewer Replacement charges above.

Faucet Repair Warranty Terms

All Moen and Delta faucet installations and repairs are warranteed for 1 year from the date of installation or repair (except for the Delta ceramic cartridge design faucets). Install and repair warranties to all other off-brand faucets (including the Delta ceramic cartridge design) are 30 days only. (We have found that Moen and non-ceramic Delta faucets are the only types of faucets that are designed to last very long.)

We strongly recommend that any off-brand faucets which may leak after 30 days but within one year of repair or replacement be replaced with a Moen or Delta faucet. For any customer who may wish to replace their faucet with a Moen or Delta faucet, who had a recently installed or repaired off-brand faucet, that leaks after 30 days, but in less than a year, is eligible for a 50% labor-credit off of our regular labor price for the installation of a new Moen or Delta faucet as priced above.

Washtenaw Plumbing & Heating cannot be responsible for any defective portions or parts of any off-brand faucets, and any related extra service or repairs required on any new or old off-brand faucets will be billed at time + materials. As such, Washtenaw Plumbing and Heating strongly recommends that customers only order Moen or Delta faucets in order to benefit from our full warranty coverage of your new faucet.
